Capital Markets ANZ Retail Australia Market Environment Overall Australian transaction volumes have been in decline over the past two quarters, falling from a high of $2.4 billion in Q3, 2016 to $403.7 million to date in Q1, 2017. In our view the reason for the steady decline in volumes is due to the completion of some large scale divestment programs, but also the development yield available to landlords. However investor demand has remained very strong, with both domestic and international capital seeking deployment on our shores, although this demand is becoming ever more concentrated within a shrinking pool of assets.
